End of Lease Cleaning in Enfield (EN)
Your lease is ending, the handover date is set, and someone from the landlord’s side will soon walk through with a clipboard. Our end of lease cleaning in Enfield takes offices, shops, commercial units and rented homes across EN back to a clean, presentable condition. That way, the cleaning part of your exit obligations is done properly before the keys go back.
Send us the relevant lease clause or schedule, a few photos and your handover date, and we’ll come back with a clear quote. Call 020 4634 5302 or email us.
Who books a tenant exit clean
Most of our end of lease work is commercial move out cleaning. Businesses leaving premises often find a clause in the lease requiring them to “yield up” the property clean. Here’s who typically calls us:
- Office tenants clearing a floor or suite after the desks, chairs and IT have gone.
- Retail tenants handing back a shop unit once stock, shelving and signage are removed.
- Light industrial and warehouse tenants leaving a unit with welfare facilities, a small office and a large open floor.
- Residential tenants on a fixed-term lease. For homes, our end of tenancy cleaning page covers the inventory-led process in more detail.
What we clean before a commercial handover
We build the checklist around your premises and what the lease or schedule asks for. A typical scope looks like this.
Offices
- Floors where desks and filing cabinets stood. Expect crumbs, cable ties, dust lines and scuffs that nobody has seen for years.
- Kitchenettes: cupboard and drawer interiors, fridge and microwave inside and out, sink and taps descaled, splashbacks degreased.
- Washrooms: toilets, urinals, basins, partitions, tiling, mirrors, hand dryer housings and limescale on taps.
- Internal glass partitions and doors, including fingerprints on push plates and handles.
- Skirting boards, sockets, light switches, radiators, window sills and reachable blinds.
Shops
- The shop floor, stockroom, staff area and any fitting rooms.
- The inside of the shopfront glass. We can also remove adhesive residue left by window vinyls once we’ve tested the product on a small area.
- Marks and dust left where shelving, display units and the till counter were fixed.
Units and warehouses
- A thorough sweep or machine clean of the main floor, depending on the surface and what’s agreed.
- Mezzanine offices, welfare rooms, toilets and kitchens cleaned to the same standard as an office.
- Cobwebs and dust removed at reachable height. High-level racking, roof lights and steelwork need separate planning.
Dilapidations cleaning: what cleaning can and can’t put right
A schedule of dilapidations usually covers four things: repair, redecoration, reinstatement and cleaning. We deal with the cleaning items. That means grime, limescale, grease, dust and general build-up, worked through methodically so the premises look cared for.
Cleaning won’t fix worn carpet tiles, chipped paintwork, water-stained ceiling tiles, holes from fixings or partitions that need removing. If those appear on the schedule, they’re a job for your fit-out contractor or decorator. It’s worth asking your surveyor which items count as cleaning before you book, so you don’t pay for the wrong trade.
A few things fall outside cleaning altogether:
- Suspected asbestos, chemical spills or anything classed as hazardous waste.
- Mould caused by structural damp or a failed roof. We can clean surface mould, but the cause needs fixing first or it will come back.
- Damaged finishes such as etched stone, scratched stainless steel or delaminated worktops.
We’ll be straight with you about what we can improve and what we can’t. We can’t guarantee the landlord will sign off the premises, but we’ll make sure the cleaning items are done thoroughly.
Extras we quote separately
These aren’t automatically part of an end of lease clean. Add them if your lease or schedule asks for them:
- Carpet cleaning with hot water extraction, which is common where a lease asks for carpets to be “professionally cleaned”.
- Oven and commercial kitchen equipment interiors.
- High-level cleaning, including ductwork grilles, tall windows and warehouse lighting.
- External windows and shopfront signage.
- Clearing leftover furniture, rubbish or abandoned stock. That’s a clearance job, so book it before we arrive.
Proof of clean for outgoing tenants
Outgoing tenants often need to show that the clean actually happened. When we finish, you’ll get the completed checklist showing what was cleaned. If you ask when booking, we can also take dated photos of each area once it’s done.
That record is useful if questions come up later. It isn’t an inventory, a surveyor’s report or a legal sign-off. It simply shows what we cleaned and when.
How it works, from enquiry to handover
- Send us the details. That means the lease clause or dilapidations schedule if you have it, photos of each area, the floor area if you know it, and your handover date.
- We agree the checklist and quote. Smaller jobs can often be priced from photos. Larger offices and units usually need a quick walkthrough first. The scope, price and extras are all agreed upfront.
- We arrange access. We’ll agree key collection, alarm codes, building management sign-in, loading bay or parking use and the arrival time before the day.
- We clean. We bring the supplies and equipment and work through the list room by room.
- We do a final check. We go back over the agreed tasks before leaving. If you spot something in scope that we’ve missed, let us know promptly and we’ll arrange to put it right. We’ll confirm re-clean eligibility and the reporting window when you book.
What we need from you: keep the water and electricity connected until we’ve finished, and have the premises emptied before we start. We take care of the rest.
What changes the price of end of lease cleaning
Every quote is built from the job in front of us, so there’s no one-size price guide. These are the factors that matter:
- Size and layout. An open-plan floor is quicker to clean than one split into many small offices.
- Condition. Five years of kitchenette grease takes longer to shift than a space that’s been cleaned regularly.
- Scope. The quote depends on which items the lease or schedule lists, plus any carpets, ovens or high-level work you add.
- Timing and access. Evening or weekend work, restricted lift use and limited parking all affect planning.
- Whether the space is empty. Cleaning around furniture or ongoing removals is slower and less thorough.
You can see how we approach quotes across EN on our pricing page. Quotes are free and there’s no obligation.
Timing the clean around your move-out
Book the clean for after the removals and strip-out, not before. Removal crews bring in dust, and taking down partitions creates a lot more of it. If dilapidations works are happening, the cleaning should go last.
Leave some time between the clean and the inspection. If carpets are being extracted, they’ll need several hours to dry with decent airflow, so try not to schedule the walkthrough for the same morning. If your handover is tight, tell us early. Short-notice slots depend on availability.
For buildings in Enfield with shared entrances, it helps to warn the managing agent or other tenants that we’ll be in. That’s especially true if we need the lift or the bin store.
Doing it properly
- We match products to surfaces. Natural stone reception floors, vinyl, laminate desking and stainless steel each need a different approach. Strong descalers stay off stone and brushed metal.
- We test before we commit. Adhesive removers and stronger degreasers go on a small hidden area first.
- We keep cloths separate. Washroom cloths never go near kitchen surfaces, and we colour-code them to make that easy.
- We rinse food areas. Kitchenette worktops and fridge interiors are rinsed after cleaning, so nothing is left behind for the next tenant.
- Eco-friendly products are available on request. We check they suit each surface first.
If your premises need ongoing cleaning before the move rather than a single exit clean, our office cleaning service covers regular visits.
What outgoing tenants say
“We’d been on the first floor for six years and the kitchenette showed it. The fridge, the cupboards and the limescale on the tap all came up properly, and we got the checklist with photos to send to our agent.” Daniel R., Enfield Town, office end of lease clean
“Short notice because our shopfitters overran. They worked round the last of the shelving coming out and got the vinyl glue off the front window without marking the glass.” Sunita K., Ponders End, retail unit handover clean
“Good communication on access. Keys were collected from the site manager and returned the same way. The welfare block and mezzanine office were spotless. We booked the carpet extraction separately and it was dry by the inspection.” Mark T., Brimsdown, warehouse unit exit clean
“Clear about what they could and couldn’t do. They told us upfront the worn carpet by the door wasn’t a cleaning fix.” Joanne P., Bush Hill Park, flat lease end clean
End of lease cleaning FAQs
Do you clean offices at the end of a lease?
Yes. Office end of lease cleaning is one of the most common jobs we do. We clean desk areas, kitchenettes, washrooms, glass partitions and fixtures to an agreed checklist, ideally once the furniture has gone.
Can you work from our dilapidations schedule?
Usually, yes. Send it over and we’ll pick out the cleaning items and quote for those. Repairs, redecoration and reinstatement need other trades.
Will your clean guarantee the landlord accepts the premises?
No. No cleaner can guarantee that. We’ll clean everything in the agreed scope thoroughly, and you’ll have a completed checklist to show it was done.
How do you provide proof of the clean?
You’ll get the completed checklist as standard. Dated photos of each finished area are available if you ask when booking.
Do you clean commercial units outside business hours?
Often, yes. Evening and weekend work depends on availability and building access, so mention it when you enquire.
Do we need to be on site?
No. Many tenants hand over keys in advance, or arrange collection through building management. We’ll agree how keys are collected and returned before the day.
Do you cover all of Enfield?
Yes. We cover Enfield and the wider EN area, from town centre offices to retail parades and industrial estates.
